Additionally, he is an adjunct lecturer at the City University of New York. Previously, he lead the Emerging Markets Investment Banking team at Oppenheimer of North America, where the firm advised on $6 billion in aggregate transactions. In particular, he worked closely with Foreign Direct Investments to accelerate economic growth in the Central Europe, MENA, and Asia regions. Prior to Oppenheimer, Stephen was a Vice President at J.P. Morgan and before that, he was a Vice President at Bear Stearns. Stephen was educated at the NYU School of International Business & Finance and the NYU Schack Institute of Real Estate. He holds a Bachelor of Science from Brown University.

Our investment model is for acquisition and development only and not a vehicle for the funding of fully developed properties. It is required that the borrower is the titled owner of the property or has control of the property by purchase contract and that all entitlements have been acquired and development can be commenced at opening of the loan. That is, all engineering plans, construction drawings, permits and approvals and budgets are completed, therefore the project is "Shovel Ready". The guidelines are as follows: Term: 60 months. Rate : 8.25% (subject to underwriting and market). Minimum Loan Amount: $150,000,000. LTC: 100% Recourse: Non-Recourse to Principals after construction phase. Disbursements: Loan disbursed to escrow account in equal disbursements over the first 12, 24 or 36 months of the loan. Gross Profit Margin: 30% or better after debt, and average annual return greater than 15% is required.
